Requirements set by the landlord for prospective tenants include having no records of payment defaults and a stable, regular income. The gross income must be at least four times the annual rent. Positive rental references are necessary, either from current or past primary leases, or from a secondary lease approved by the landlord. The number of individuals in the household should be reasonably proportional to the size of the apartment. Applicants or their representatives must have attended the apartment viewing to be able to accept an offered unit. If the applicant currently occupies a residence, they must have terminated their lease agreement or provide a sales document for a house or condominium before a new contract can be signed.
