Applicants must have no negative credit records and demonstrate a stable and ongoing source of income. The gross income should be at least four times the annual rent. Positive references from current or previous primary lease agreements are required, or alternatively, sublease contracts that have been approved by the landlord. The number of household members must be reasonably proportional to the size of the apartment. Either the applicant or an authorized representative must have attended the apartment viewing in order to accept an offered unit. If the applicant currently occupies a residence, a terminated lease agreement or sales documentation for a house or condominium must be provided before signing a new lease.
