Applicants must have no negative credit records and demonstrate a stable, ongoing income. The gross income must be at least four times the annual rent. Positive rental references are required, either from current or previous primary lease agreements or from secondary leases approved by the landlord.

The number of people in the household must be reasonably proportional to the size of the apartment. Either the applicant or an authorized representative must have attended the apartment viewing in order to accept an offered unit. If the applicant currently occupies a residence, a terminated lease agreement or sales documentation for a house or condominium must be presented before a new contract can be signed.
