The landlord's conditions for prospective tenants include the absence of any payment defaults and proof of a stable, ongoing income. The gross income must amount to at least four times the annual rent. Positive residential references are required, either from current or previous primary lease agreements or, alternatively, from a secondary lease approved by the landlord.

The number of individuals residing in the household should reasonably correspond to the size of the apartment. Either the applicant or a representative must have attended the property viewing to be eligible to accept an offered unit. In cases where the tenant currently occupies a residence, the existing lease must be terminated, or sales documentation for a villa or condominium must be provided before signing a new contract.
