The landlord's criteria for prospective tenants are as follows:

Applicants must have no records of payment defaults and possess a permanent, stable income. The gross income is required to be at least four times the annual rent. Positive rental references from current or previous primary leases are necessary, or alternatively, a second-hand lease approved by the landlord.

The number of household members should be reasonably proportional to the size of the apartment. Either the applicant or an authorized representative must have attended the apartment viewing in order to accept an offered unit. If the applicant currently occupies a residence, a terminated lease agreement or sales documentation for a house or condominium must be provided before signing a new lease.
